chanaging over parents apartents to me over time

my parents want to 1031 some apartments to where I live so I can run them, I will manage them and get all proceeds and put out all money need to keep them up. Is there a way I can own them with out taking a big hit when they pass away. They are still going to be around for 20 years or so.

You should try consulting a lawyer who will work out all the documents for you so that you are in good hands. That's a smart idea to allow you to manage the apartments that way you can live there and get to generate revenue as well.
