Default Getting a mortgage with same sex partner

I don't currently live with my boyfriend but we plan on moving in together soon, and eventually buying a place together.

I currently rent and have no credit card debt, no student loans, and excellent credit.

My boyfriend owns his own condo which is worth $170,000 and only $60k left to pay on it.

I would be a first time home owner, and he would sell his condo and put all of the money after paying off the 60k and put that towards the downpayment.

What would be the best way to go about getting a mortgage? Would I be able to quality as a 'first time home owner'? I have an IRA, and i'd like to take out some of that $ without a penalty as a first time home owner.

We are looking to move to New Hampshire, so i'm not sure how it all works with their 'civil unions'. We are not civil unionized in NH nor married in Masachusetts. I'm not sure if that would make a difference.

You would have to check the specifics of your IRA but usually you are allowed to borrow money from your IRA's and other retiremetn plans without penalty for the purchase of a primary residence.

If you're going to have that much money for a down payment; you can most likely get a mortgage anywhere you choose. You can ask the lender you choose about any first-time home buyer programs.

Since your boyfriend already has had a mortgage it should be easy to pickup another one with him as a joint applicant; assuming your credit history isn't too bad. I don't see very many banks refusing to give you a mortgage with that type of down payment though.

I agree. You should be able to apply together and easily get a loan. You will have to check with your IRA to see about using the money for a down payment.
