Default Home Buying Guide

I am working on compiling a Home Buying Guide that will help first time, as well as, returning home buyers. This is what I have so far: Home Buying Guide - First Time Home Buyers | thomasvan.net

Does anyone else have anything to add to it, the guide is written for home buying in the United States so I'm not sure if it will also be applicable to other countries.

Any help is appreciated, I want to turn this into the authoritative home buyer's guide out there for free.

On inspections - would recommend a paid survey - namely because the average buyer isn't in a position to note a lot of faults.

Also, recommend a pointer on prioritising area over house - a great house in the wrong area won't sell so easily as a crap house in a great area.

I had someone suggest that the guide wasn't indepth enough and recommended adding the following sections just as a start:

Home Inspection Process
Finding the right Mortgage
Negotiating the Price
Finding Distressed Properties

Can you think of anymore sections that should be covered? I mean I can add to this bad boy all day long but at what point is it too much information for a general buyer or too long for someone to read? Should I perhaps make 2 versions? Advanced and Basic or something?

I would mention costs of property taxes and insurance. They need to be factored into the budget and/or they can be added to the monthly mortgage payment then paid by the lender.

I think it's comming together nicely and full of helpful information. I also like the idea of an advanced version and basic.
