Tiddles, yes this is a UK site but it is also a WWW site, also known as world wide... There are people posting here from around the world.

Regarding your dilemma...maybe now is not the right time for you to get into a mortgage. Save your money so you have your 10%. That is the best way to protect yourself from loss later on.

I agree with Dru. This is not the best time to look for any mortgage. Try to safe up the 10% may be a better option long-term.

Given current market conditions it will be rather hard to get a sub-prime loan approved.

Well, the admin is in the UK.

If you need a 10k loan to start a mortgage, then you are already in trouble IMO, because you are already stretched past your affordability limits. The fact that you also have a bad credit record means that all you'll end up doing taking out the loan for the mortgage is ending up with punitive interest rates on both the loan and the mortgage, when you are plainly already stretched on affordability.

Because of the slowdown happening in the UK market, you also need to consider the fact that buying a property now could land you with negative equity, making your overall financial situation potentially pretty dire.

IMO what you need to do is ensure you can control your existing debts, pay off what you can, save what you can, and only look to take out a mortgage when you have demonstrable affordability for a mortgage in your income.

2c.

If you really need the help of professionals on this forum, i will urge you to take their advice - don't go for the mortgage, rather go for savings. it will help you in the long run. Many atimes, we don't need a loan, we only need to sit down and think of what we can do with the little resources we have at hand. Hey, lets be frank with each other, you will forever be having unlimited wants with little or njo resources to meet satisfy them. So what do you? You either prune down your unlimited wants or increase your resources so that you can satisfy your unlimited wants. Think, my pal, think. thats the only way out and the way to have peace in ths world.

In addition, you should only take loan to improve your business or invest in anything that will bring more money. Don't borrow in order to meet needs that will not generate more funds for you.

hope that helps

Cash advance loans are a better solution??? Maybe if you want to pay 200% interest or more. Maybe if you never want to see your paycheck again. Maybe if you have a secret dream of going bankrupt. Maybe if you are already terminal and have just 30 days to live.

This is not the best time to take loan...
You have to pay 10% of the total loan , so save atlest that much amount ...
