If you don't find a good real estate agent who is actually interested in selling your house the only benefit you will get is being listed on whatever listing service or services that real estate company uses. This makes it possible for other realtors / companies to find your house in their database searches and show them to their clients.
Remember, realtors will not show their clients houses that are not listed on the listing service because they are not guaranteed a commission for their work. It is possible that someone using a realtor as a buyer's agent will be shown for sale by owner houses but only if the realtor is given a chance to go in and negotiate a commission for bringing in potential buyers with the seller of that house prior to bringing anyone there. When you go out with a realtor as a buyer, I recommend not signing anything with them; they usually have sneaky contracts that you sign that says you will pay them commission for any for sale by owner houses you end up purchasing and that they are your primary agent even if you use another agent to purchase a house they can take that agent to court who receives the commission and get the money from them (seen it happen already). Also, they will most likely not show you any For Sale By Owners or other houses using non-traditional listing services; so remember to check For Sale By Owners and other areas, they usually have better deals because the sellers of a house aren't forced to pay a high commission to a real estate agent. So those are some of the advantages of just being listed, which is given if you get a real estate agent to sell your house for you. If you find one that doesn't have a lot of deals going on or one that you know is good they will also be more resourceful and passionate about selling your house, which is a bonus. Not using a real estate agent or using things like 1% realty will leave you out in the dark for the most part in the real estate market but it is possible to sell your house still depending on how motivated you are. You can do open houses, list the house in the newspapers, ask friends and family if they know anyone who wants to buy a house etc. If you use a cheap listing service like 1% you get visibility on their local listings, which is basically like a real estate section of a newspaper except it might be more popular. I agree with the others that the first thing to do is to stop accumulating debt. It really is tough to pay up considering your situation. Try and try to find a job and don't give up yet. There will surely be a job for you. If you really can't find a job, then you should better talk to the bank straightaway.

Negotiate with your credit card companies to lower your balances and create a debt settlement payment plan with them. I would do this:
Cut your budget to the bone, if you don't have one, do it now. Cut any non necessities, like cable, cell phones etc. Pay in order your necessities, such as, rent, food, electric etc. Get a second job. Save first a small emergency fund of about 1000. Any extra money, pay the minimums on debts. Any extra money from that, put toward the smallest debt and payoff. Then move to the next. |

It sounds like you may definitely be in a situation where bankruptcy is your only solution. If you're over your head, you will never pay back the debt on your own in your lifetime. Do yourself a favor in your golden years, and try to achieve some peace by getting out of debt fast.
